Out of all the Real Estate videos I have shared, about the state of the market, the buying process, different communites, new construction and agent branding. There is another side of an agents experience that you dont hear about. In most videos, you expect to hear about our newest listing, with the number of bedrooms and bathrooms. The square footage and all the ammenities and on and on. But here is the human side with clients in very different situations. For example, I have 3 listings coming up. The first one is a divorce situation. An ugly divorce and semi hostile party on one side of it. This requires mediation on 3 sides. Between the husband and wife and the buyer. First taking the emotion out of it where there is built up resentment and anger. Second one is a Senior. A widow who has outlived her spouse and now cant take care of herself and no close family to assist in the monumental task of liquidating household items and preparing to enter a retirement home. The third one is Senior clients moving to be closer to kids and grandkids. They have lived in their home for 20+ years and the idea of Selling, packing and moving across the state or across country can be overwhelming. All 3 of these situations require going beyond the standard Listing and staging of a home. The negotiations, price and repairs. I have mentioned that as Agents we wear many hats and therapist is often one of them. It requires patience and understanding and sometimes talking clients through their fears of the known and unknown of the entire process. Other hats agents wear is teacher, referee, negotiator, Magician, Anaylst, Dream weaver, coach and more. Being available and to take the attitude that there is nothing that is not my job. Where a client needs to lean on you for extra encouragement and support. Even therapy, if thats what you want to call it. To talk them through the hard stuff. Maybe even assisting in packing and cleaning and more. The experience of an agent that has dealt in all of this and more is worth their weight in gold. Don't blindly hire an agent without making them earn your business with a great marketing plan.
And in most of these cases, when no buyers are touring your home, the first reaction is a price reduction. Sometimes the market tells us we are too high. So if you have used my marketing plan and you have more "SAVES" on Zillow than showings, we are too high.
Stack your showings. Make sure when one party is leaving, another one is waiting to get in. This causes an environment that makes them feel like they need to act if they are interested.

My Open houses are epic. One Saturday I received 14 visitors in 3 hours, and the person who ended up buying the home. Another agent from another brokerage hosting an Open House in the same area saw all my signage and asked how I did. When I asked how he did, he said he had zero visitors.
