When was the last time you interviewed for a Job?
As Real Estate agents, we are interviewed frequently by potential Home Sellers.
If you were to hire an agent to help you sell a home, what questions would you ask them!?
For Selling, maybe,......... How is the Market, What is my home worth?? What is your commission??
Those are great starters.
How about, how will you market my home? How will you get the highest price and how will you keep me informed?
Let me just start as a Sellers agent. I will show you the number of available homes already on the market, for sale in your area
and if it's a Seller's market or a Buyers market.
To show you what your home is worth we will look at what has Sold, Meaning, what qualified buyers were willing to pay for the local homes,
and what the active Listings are we will be competing against.
Commission??
The standard in the state of Utah is 6%. 3% offered to the Buyers agent and 3% to the Sellers agent.
Recently in a Listing Interview, the prospective Client told me that he got the other agent from XYZ realty would lower their commission to this much."
I responded, "how fast did he agree to that?" ........ "Immediately!!"
I said, "That should scare you!" Why????
You just out-negotiated the agent you are Interviewing, to negotiate for the highest and best price for your home. How do you think they will do with other skilled negotiators (Real Estate agents)
What I do to earn your business??
We will start out with Amazing, high-quality photos, a virtual walk-thru, and Drone flyover to capture the amazing scenic backgrounds that our area is known for.
Your home will be listed on the Wasatch Front and Washington County MLS. Both North and South because that's where a lot of our Snowbirds come from.
Your neighbors will receive a postcard about your home and have the first option to pick their neighbors.
Your home will be flooded on social media, like FB, Instagram, and YouTube.
How does this earn my business? By positioning your home to receive the highest and best Price!
Let me exaggerate a point.
If one agent put your home in front of 10 buyers and another got it in front of 10,000, who has the best chance of the highest and best price??
The whole point is to get the most eyes on your property.
Just posting a sign and calling it good doesn't cut it. With discount Agent fee's you get what you pay for.
If I were selling my home and not getting many showings, and the first thing my agent recommended to do was to drop the price,
I would ask them to show me what they have done to market my home.
That's Fair! Right!?? Its the biggest investment and earned equity in your life. Don't give it away.
I will be giving you weekly updates on all activities surrounding your home. Feedback from Buyers and their Agents and watching to see the activity of other homes in the area.

There is NOTHING that is NOT my job. I am here for the entire job. You may need packing material, Home Repairs, and Movers. Maybe just an ear to vent.
